Title Deed Translation for the Netherlands
When a Turkish title deed is put forward as the basis for a loan, an inheritance or a transfer of ownership in the Netherlands, the reference point for the Dutch side is Kadaster, the central land registry and mapping agency, while transfers of property themselves run through a notary (notaris). This page looks only at the translation difference specific to the Netherlands; for the general logic of block and parcel numbers, condominium ownership, shares and annotations, see our title deed translation page, and for the country’s overall regime our country guide.

The Kadaster counterpart and the notaris
Land records in the Netherlands are held by a central body, Kadaster, and transfers of ownership are made by notarial deed (leveringsakte) and entered in that register. A Turkish title deed is submitted within this system as a foreign document evidencing ownership; the translation does not equate it with a Kadaster entry or a notarial deed, but carries it on its own terms. Since the notaris will read the property and its owners from the translation, a clear and complete rendering of the owner, the description of the property and the encumbrances is what the transaction rests on.
The heading of the deed, the issuing land registry directorate and the volume, page and journal numbers are identifying data; they are not translated but carried across as they stand. If these numbers become confused with one another, tracing the record grows difficult and the notaris is prevented from matching the property correctly.
Because a transfer in the Netherlands is valid only if made by notarial deed and entered in Kadaster, the notaris will carry the description of the property, the owner and the encumbrances into the deed he or she is to draw up, reading them from a translation in which the Turkish deed can be seen in full. An omitted encumbrance or share ratio weakens the basis of the deed the notaris will create. The translation therefore carries what the deed says as it stands, without placing the property in a Dutch category; the characterisation and the registration are for the notaris and Kadaster.
Perceel and how block and parcel are expressed
In Türkiye immovable property is identified by block, parcel and cadastral sheet references; in the Netherlands Kadaster pins a property down by parcel (perceel) numbers. Because the two systems do not map onto each other, the block and parcel numbers on a Turkish deed are not converted into a Dutch perceel number: they are carried across unchanged, with a short explanatory note where needed. These numbers are never turned into an address, and the surface area and the description of the property keep their source form.
With flats, the distinction between condominium ownership and construction easement carries weight; presenting a construction easement as condominium ownership shows the property as more complete than it is. The land share is written on the deed as a fraction and preserved exactly, never confused with shareholding. The independent unit number, the block and the floor are carried across in full as well.
The foreign ownership context and the annotations
A deed is usually submitted in the context of security for a loan in the Netherlands, an inheritance matter or a declaration of assets; in every case the annotations and declarations section (mortgage, attachment, usufruct, family residence annotation) is the most critical information, because it shows the burdens on the property. An empty section is information too, and the translation says so. Where property has passed by inheritance, the deed is filed alongside the certificate of inheritance and the civil registry extract and the transfer is entered in Kadaster through the notaris; the share ratios in all three are expected to agree.
Where a property transaction runs on a power of attorney, the power of attorney is expected to contain express authority in respect of the property; general wording may not be treated as sufficient, and this detail is preserved in translation. An owner’s name matching the passport spelling exactly lets the notaris follow the chain of title without a break; a different spelling raises doubt as to whether the property belongs to the same person. The same consistency is observed for the other documents filed with the deed.
- Do not convert the block and parcel numbers into a perceel number or into an address.
- Do not render a construction easement as condominium ownership; do not omit the share ratio.
- Translate the annotations section in full; check that the Rbtv number is visible.
| Element of the deed | In translation for the Netherlands |
|---|---|
| Register counterpart | Not equated with a Kadaster entry; a foreign document |
| Block / parcel (perceel) | Numbers preserved; never turned into an address |
| Construction easement / condominium ownership | Distinction preserved; neither becomes the other |
| Rbtv registration number | Must be visible on the statement page |
Certification: apostille and Rbtv registration
Since a title deed counts as an administrative document, the apostille is obtained where needed from the governor’s office or the district governor’s office. In the Netherlands the translator producing an official translation is expected to be entered on the register of sworn translators (Rbtv), and the registration number appears on the statement page. The Türkiye chain (sworn translator, notarisation, apostille) is an option as well. A recent register extract is often a stronger and more current document than a deed of older date. The Netherlands is a party to the Hague Apostille Convention; confirm the current position from the official HCCH list. You can run the process through our single office in Ankara Kızılay, see the cost on our pricing page and upload your document to request a quote.
