Title Deed Translation for Germany
When a Turkish title deed becomes the basis for a loan, an inheritance matter or a property transaction in Germany, the German reader’s frame of reference is the Grundbuch, a detailed register of real property, and the deed will be read by analogy with that system. This page deals only with what makes this document’s translation specific to Germany; for the general logic of block and parcel details, condominium ownership, shares and annotations see our title deed translation page, and for the German regime as a whole see our country guide.

The Grundbuch counterpart and how the deed is read
Ownership in Germany rests on the Grundbuch kept by the land registry (Grundbuchamt) attached to the local court, a register that sets out the description of the property, its owners and the charges over it in separate sections. A Turkish title deed is not the equivalent of a Grundbuch entry; it is a foreign document proving the same right, and in translation it is not equated with any section of the Grundbuch. Since the German recipient will read the deed with the logic of that register in mind, setting out the owner, the description of the property and the charges clearly and in full makes the work easier, and the annotations section above all is decisive in a lending assessment.
The heading of the deed, the issuing land registry office and the volume, page and journal numbers are identity details; they are not translated but carried across as they stand. Confusing these numbers with one another makes the record hard to trace and stops the German recipient from matching the property correctly.
The Grundbuch shows the description of the property, the owners and the charges in separate sections (Abteilungen), and a German reader looking at a Turkish deed goes hunting for information along those sectional lines. Although a Turkish deed holds the owner, share and annotation details in a single document, a translation that keeps them apart from one another and presents them under clear headings lets the recipient place each item in its own section. That orderly presentation has a direct effect on how quickly the review proceeds, above all where the property is being assessed as security for a loan.
Flurstück and how block and parcel are expressed
In Türkiye real property is identified not by address but by cadastral details: block, parcel and map sheet. Germany follows a similar logic, and a parcel there is known as a Flurstück; the systems do not map onto one another exactly, however, so block and parcel numbers are not converted into a German Flurstück number but carried across as they are, with a short explanatory note where necessary. On no account are these numbers turned into an address; a German notary or court will search for the property by those very numbers. The surface area and any stated use are likewise preserved in the form the source gives them.
For flats, the distinction between condominium ownership (kat mülkiyeti) and construction servitude (kat irtifakı) matters; the two offer different levels of security, and translating a construction servitude as though it were condominium ownership makes the property look more finished than it is. The land share is written on the deed as a fraction, 24/1000 for instance, and that share is preserved exactly and never confused with co-ownership shares. The independent unit number, the block and the floor are conveyed in full as well.
The foreign ownership context and annotations
A deed is usually put forward in the context of security for a German loan, an inheritance case or a declaration of assets, and in every one of those the annotations and declarations section (mortgage, attachment, usufruct, family residence annotation) is the most critical information, because it shows the charges over the property. That this section is empty is also information, and the translation says so. Where property has passed by inheritance, the deed is submitted together with the certificate of inheritance and the civil registry extract, and the shares in all three are expected to match.
Parties acquiring or disposing of property in Türkiye should bear in mind that the transaction usually runs at the land registry office and, where required, in the presence of a sworn translator; whether the owner’s name matches the passport spelling exactly determines both that transaction and the later steps in Germany. Where matters are handled under a power of attorney, that instrument is expected to contain express authority relating to the property, and general wording may not be treated as sufficient. These details are preserved in translation, because the German recipient wants to see the chain of title unbroken.
- Do not convert block and parcel numbers into a Flurstück number or into an address.
- Do not present a construction servitude as condominium ownership; do not leave out the share ratio.
- Translate the annotations and declarations section in full; if it is empty, say so.
| Element of the deed | In translation for Germany |
|---|---|
| Registry counterpart | Not equated with the Grundbuch; carried across as a foreign document |
| Block / parcel (Flurstück) | Numbers preserved; not turned into an address |
| Construction servitude / condominium ownership | Distinction preserved; neither turns into the other |
| Annotations and declarations | In full; an empty section is stated too |
Approval: apostille and sworn translator
Because a title deed counts as an administrative document, the apostille, where needed, is obtained from the governor’s office or the district governor’s office, not from the courthouse. A translation submitted for official use in Germany carries the stamp of a court-sworn translator (öffentlich bestellter und beeidigter Übersetzer). A current registry extract is usually a stronger document than an older deed. Germany is a party to the Hague Apostille Convention; confirm the current position from the official HCCH list.
